Experience a river retreat at our luxury barndominium in Central Virginia! We are nestled in the heart of our 40 acres parcel with 2 acres of river front access where you can swim, fish or kayak. We are in the middle of Cumberland State Forest. Take a short 10 minute drive to Bear Creek Lake State Park for swimming, hiking, and boating. Our spacious home features 3 bedrooms, 3 full baths, a steam shower, and soaking tub. Relax in a hammock or enjoy hanging with friends by the camp fire

By booking this property, you agree to abide by the following house rules. Failure to comply with any of these rules could result in immediate termination of your reservation and removal from the premises without refund.
*NO PARTIES/EVENTS/MEETINGS, ETC UNLESS REQUESTED (hosts live nearby, do NOT book or inquire if this is your intention)
*THE RESERVATION HOLDER MUST BE AT LEAST 25 YEARS OLD AND PRESENT AT THE HOME (booking on behalf of someone else is prohibited)
*GUESTS MAY NOT HAVE MORE THAN 4 VEHICLES ON THE PROPERTY UNLESS REQUESTED AND APPROVED (please make arrangements with your group prior to arrival to ensure no more than 4 vehicles are on the property per booking- additional vehicles will be asked to find parking elsewhere)
*ALL GUESTS MUST EXCHANGE MESSAGES WITH HOSTS BEFORE BOOKING (we like to get to know our guests to ensure we host quality groups who will treat our property with respect)
*HOST RESERVES THE RIGHT TO VERIFY ID'S OF ALL GUESTS IN THE HOME AT ANY TIME UPON REQUEST
*NO UNREGISTERED/UNDECLARED VISITORS ALLOWED ON OR INSIDE THE HOME AT ANY TIME (for insurance reasons, only guests who are declared prior to arrival will be allowed at this vacation home)
*NO UNDISCLOSED ANIMALS (we are pet-friendly with an additional nightly rate of $25 per pT FOR UP TO THREE TOTAL pending approval from the hosts... any pets "snuck in" will result in a $100 fee in addition to the nightly pet rent)
*ANIMALS/CHILDREN ARE NOT TO BE LEFT UNATTENDED IN THE YARD OR HOUSE AT ANY TIME
*BATH TOWELS ARE NOT TO BE REMOVED FROM THE PROPERTY. THEY ARE NOT TO BE USED AS SWIM TOWELS, ETC
*MAIL IS NOT TO BE REMOVED FROM THE MAILBOX (for monthly stays, please obtain a PO Box from the local post office)
Maintaining the peace with our neighbors is a high priority- guests causing disturbances around the neighborhood will be asked to leave the property immediately, forfeiting the reservation, and will not be eligible for a refund)
*NO SMOKING/VAPING/DRUGS/UNDERAGE DRINKING OF ANY KIND INSIDE THE PROPERTY (we reserve the right to remove your entire group immediately if we find this is happening during your stay)
DO NOT LEAVE WINDOWS OR DOORS OPEN GUESTS AGREE TO VACATE THE PROPERTY ON END DATE STATED ON RESERVATION. HOSTS RESERVES THE RIGHT TO REGAIN POSSESSION OF THE PROPERTY THE SAME DAY. GUESTS WHO REFUSE TO VACATE THE PROPERTY BY CHECKOUT TIME WILL BE CONSIDERED TO BE TRESPASSING.
Other things to note
The interior of the home is NOT 420-friendly. Please be aware we do not allow smoking of any kind inside the home. The lingering evidence of cigarette and/or marijuana use will result in fines.
Tampering with the exterior surveillance may result in immediate eviction from the property without a refund.

We celebrated a holiday weekend at John and Ericka’s place, and it was perfect for two families to enjoy a long weekend. The kitchen was well stocked with all you need for a family gathering. The living space had loads of room, perfect for card games and late night conversations. I would definitely recommend staying here if you are looking in the area.
We had a fantastic stay at John and Ericka’s Airbnb! They were excellent hosts—super responsive and easy to communicate with. The house was perfect for our work trip—clean, spacious, and beautifully maintained. Everything was as described, and the attention to detail made the stay even more enjoyable. Highly recommend this place to anyone visiting the area!
John and Ericka were awesome. They responded to all of our texts quickly. Usually within 5 minutes. When we arrived the power had just gone out because of a bad storm and they went out of their way to get the power restored. They also checked on us and sent the caretaker over to check on us and offer assistance. We had a great time celebrating by son's last weekend before he reported to boot camp and my daughter's 17th birthday.
